The challenge
Managing agents, building owners and landlords are responsible for a growing list of fire, electrical, gas and water requirements, and for being able to evidence them. Property managers rarely have the time to read every certificate or chase every contractor.
For houses in multiple occupation, licence conditions add their own dates and penalties. We work inside the systems you already use and keep the record complete, consistent and ready to show.

We work in the property software you already have, so records stay in one place.
We arrange visits with your contractors and coordinate access with residents or site staff.
Each document is read for dates, scope, results and the contractor’s accreditation.
Remedial actions are tracked to closure, with evidence, across the whole portfolio.
In practice
A gas certificate arrives for one of your HMOs listing two appliances; the property has three. We query it with the engineer the same day and hold the item open until a corrected certificate is issued. The licence renewal three months away is already in the calendar, with the documents the council will ask for.
We do not carry out inspections, surveys or repairs, and we do not certify that a building is safe. Legal responsibility remains with the owner, landlord or accountable person.
